Village Square back on track with addition of new tenants

Henderson pizzeria Settebello is one of several new businesses joining Village Square, a formerly distressed retail and office complex in west Las Vegas.

Settebello, with restaurants in the District at Green Valley Ranch, Southern California and Utah, is opening a new location at the center on Sahara Avenue at Fort Apache Road. The restaurant could open as soon as next month.

Other new tenants include Pisces Reef Fish Emporium, Avery’s Coffee, Blow-n-Go hair salon, Orange Theory Fitness, Sumits Yoga and Xelement Music & Dance, according to an announcement today from property owner Westport Capital Partners.

Pisces Reef and Sumits Yoga are already open for business, while the other tenants are expected to open by November, Westport spokeswoman Veronica Meter said.

The landlord, however, said 13 other businesses have opened at the 250,000-square-foot complex in the past 18 months, or since Westport bought the property. During that time, the announcement said, Village Square has been spruced up with new signage, paint, lighting and landscaping.

Village Square has a 72 percent occupancy rate for its office and retail space, but that could soon climb to 79 percent if two pending leases come through, Meter said.

Westport, with offices in El Segundo, Calif., and Wilton, Conn., announced in November 2011 that it bought Village Square, then a foreclosed property, for an undisclosed sum. Lenders had seized the mixed-use center after the developer defaulted on its $60 million mortgage in 2009.
